The certificate isn’t late because nobody booked it. It’s late because nobody was in.

Every compliance tool can tell you a date is coming. Some will even raise the works order. Not one of them can make a tenant answer the phone on a Tuesday - which is why the deadline that slips slipped at the doorstep, not at the diary.

    We queue every renewal 60 days ahead and book a qualified engineer. Where two duties can share one visit, they do.

Your tenant knows exactly who’s coming, and when

Access is the hard part, not the engineer. So we make the visit something the tenant can see coming.

They pick the slot themselves, from a link - no phone tag, no four-hour window they didn’t agree to. They get reminded without anyone asking. And on the morning, they can see the engineer’s name, their photo and their Gas Safe number, and watch them approach on a map.

They choose the time

A link, their own diary, done in under a minute. If they don’t reply, we chase them - two reminders and a fresh set of slots. You never pick up the phone.

They know who’s at the door

Before the engineer knocks, the tenant has seen their name, their photo and their Gas Safe number - and we tell them they’re entitled to ask to see the card and check it matches. Every one of those was verified by us before that engineer took a single job.

They watch the engineer arrive

On the day, the tenant sees where the engineer is and roughly how long they’ll be. The same tracking our homeowner customers get. It is remarkably good at getting people to actually be in.

The duties we take off your desk

Renters’ Rights Act phase one has been in force since 1 May 2026. The property portal and ombudsman duties follow in phase two. The certificates, at least, can run themselves.

Gas safety - CP12 (LGSR)

We book it

Every gas appliance and flue checked annually, with a copy to the tenant within 28 days - or to a new tenant before they move in. Renewing in the final two months keeps the original anniversary date, so being early never shortens your year.

At least every 5 years

Electrical safety - EICR

We book it

A full inspection of the fixed wiring at least every 5 years, and sooner if the report says so. Any C1, C2 or FI findings put right within 28 days of the inspection, or sooner if the report specifies.

Each new tenancy

Smoke & CO alarms

We book it

A smoke alarm on every storey with a living room, and a carbon monoxide alarm in any living room containing a fixed combustion appliance - gas cookers excluded. We check them on the first day of every new tenancy and log the date.

Every 12 months

Boiler service

We book it

Not a legal duty, but most warranties need it - so we do it on the same visit as the CP12. One appointment for the tenant instead of two, and the manufacturer’s servicing conditions are met.

Energy performance - EPC

We track it

E is the minimum to let today. Government has confirmed EPC C-equivalent by 1 October 2030, with legislation expected in 2027. We flag everything below C now, so you can plan the work instead of reacting to it.

Legionella risk assessment

We track it

There’s a duty to assess the risk, but no certificate and no statutory expiry - it’s reviewed in line with the HSE’s guidance (L8). We track it as “review due”, never as “expired”, so nobody reads a routine review as a breach.
